Now more than ever, new property developments are key to unlocking growth potential and driving social transformation. But how do we ensure new projects are built sustainably for the long term? Precinct management company UrbanMGT’s head of development control, Gray Braatvedt, gives us the answers:

  1. As head of development control for UrbanMGT’s seven precincts, what does your job entail?

I’m there to ensure that property owners are committed to the long-term upkeep of their buildings and developments located within our precincts. We ensure top structures meet design codes and that all building codes, land use criteria and environmental controls are in place and followed. We also keep an eye on bulk infrastructure, stormwater, sewerage and the road network, working closely with the municipality and developers to ensure everything is maintained and working.

  1. How is your development control system set up?

Each of our precincts is supported by a Design Review Panel, a group of independent professional architects which gives aesthetic guidance and statutory oversight over a new project that is coming online. I come from a construction background and am able to monitor the technical side of things.

  1. Why is development control important to a development or precinct’s longevity?

This unit is crucial to maintaining high standards. Without development control, standards in design and construction quality could easily slip and impact negatively on the value of existing properties. We need to ensure our precincts remain attractive to investors and the public, from inception through the development phase to a mature precinct, so that they can continue to be supported and drive economic growth.

UrbanMGT is the precinct management company for Ballito, Florida Road, uMhlanga Rocks, Bridge City, Riverhorse Valley Business Estate, Cornubia Industrial Business Estate, Sibaya Coastal Precinct and Sibaya Conservation Trust.
